It’s time to Spring into action and prepare your home for sale THE Spring weather may not be heating up the way we are used to just yet, but the real estate market is certainly hotting up. Spring is traditionally a busy time in the real estate game, but according to Barry Plant Mildura senior sales consultant Matt Mason, the cooler months of this year have been busier than normal. And, he says: “If the past three weeks are anything to go by, I think we are in for a busy market place between now and December 20 when the sector traditionally quietens down for the Christmas/New Year period.” Matt’s observations are backed up by Real Estate Institute of Victoria chief executive, Geoff White. Mr White observed: “The market is on the move, with more homes traditionally going to sale in Spring. And, with solid prices in many areas of the State this year – and warmer weather on the way – now is a good time to list!” Both he, and Matt, believe nothing says ‘welcome’ like a well presented home. “It doesn’t have to be a ‘show place,’ but it should appear a comfortable home to live in,” the pair said. “Your home will be one of many on the market – particularly in Spring – and in order to achieve the best price within a set time, your home should appeal to as many potential buyers as possible,“ Matt said. “Throughout the cooler months in Sunraysia we have experienced more buyers than properties to sell and the presentation of properties is always important. “However, I feel vendors have been a little lucky throughout winter, with such strong buyer demand they have been a little forgiving. “I’ve always advised my vendors that the presentation is the only thing that they can control. The agent should be able to offer advice, but it is up to the vendors as to how well they present. “We are leading into a market where vendors will not be able to have the “if the buyers are serious they can look beyond a little mess” attitude. “Their properties will be in competition, NOT isolation, and therefore well-presented properties accompanied by the right marketing strategy will be the pick for buyers.” Mr White added: “Experience shows that vendors who make an extra effort on presentation usually achieve a quicker sale and sometimes, a higher price. “First impressions do count, so ensure the overall view of your home including the yard, fences and roof appear neat and tidy from the street. “Small improvements can make a big difference so clear the gutters, clean windows, screens, doors and awnings. Sweep driveways and patios, spreading gravel on unsealed driveways and lay pine bark on unsightly surfaces. “If you have a garden, it’s a good idea to trim shrubs and mow lawns, including the footpath. Outdoor furniture can also be arranged to give your home the appearance of comfort and leisure.” Agreeing once again, Geoff and Matt said engaging an experienced agent, with a proven track record, is essential. “He or she should take responsibility for the marketing and negotiations to achieve the best possible outcome for a vendor,” they said.
